There are many pages on the Internet that explain the down-side to selling privately. Most of those pages are not exagerating. Things can go really wrong. Selling privately is not for everyone. But if, after all of that negative talk, you are still thinking of selling privately, you probably want to hear about the up-side of selling privately. So lets just look at why you decided to sell privately again:

Pay no commission

If you were using an agent to list and sell your property for R800 000, the real estate agent's commission would vary between 1% to 10% of the selling price. That means that you would be paying a commission somewhere between R8 000 and R80 000 for the sale of your house. If you sell privately, that commission stays in your pocket.

You set the asking price

No estate agent's commission will be pricing your property out of the market.

There is no add-on fees to keep in mind when talking about the price. What you get is what you get.

Realise more of the equity in your property

When using a real estate agent to sell a property, the agent's commission gets taken from the purchase price for the property. That means the agent is getting paid with a chunk of the equity that has buit up in your property.

By eliminating the real estate agent's commission, you retain more of the value appreciation your property has experienced over your period of ownership.

You work hard to build equity, why would you want to give it away?

Be able to sell faster

When it comes to selling fast, the most important factor is the asking price. By eliminating the agent's commission, you have a better chance of selling fast, if you need to.

Your property is priority no 1

There is no property that will become more important to the marketer than your property - because you are the marketer.

Get a truly dedicated service

You will not be attending to anyone else's property untill this one is sold. (And when this one is sold, you'll stop selling properties anyway.)

Be in total control of the sale

You are the person who knows everything about the sale of the property. You don't have to rely on secondhand information. If you guess, you know that you are guessing.

You are able to be truly loyal to the seller - you.

Dictate the terms of the sale

You decide the terms of the sale and the wording of the contract. If it is included in the agreement at the start of negotiations, it is there because you want it there.

Negotiations are effective

You will be able to enter into effective face-to-face negotiations with prospective buyers. You will be able to feel the other party out and then react accordingly, instead of having to rely on a go-between's assessment of the other party's motives, feelings and needs.
